ToggleWhat do we mean by architectural barriers?
Architectural barriers are all those elements of public roads, public or private buildings, or workplaces and homes, which hinder or prevent the mobility, communication and integration of people in one or more activities in social and physical environments.
What happens if there are people with disabilities or physical handicaps in the building?
The installation of the lift removes architectural barriers to facilitate the integration of people with disabilities or physical handicaps. Any work or establishment of common services for this purpose, even when they modify the title or the statutes, requires only the favorable vote of the majority of owners representing the majority of the participation quotas. The agreement will bind everyone, and everyone must contribute, even those who dissent.
Is the above applicable when the affected owner does not have official recognition of his/her reduced mobility?
Yes, as long as the mobility impairments are proven. Thus, elderly people with mobility difficulties can request the installation of a lift by simple majority agreement without needing to prove an officially declared disability.

I live in a community of owners in which a disabled owner resides. The community has ramps to access the property and an elevator, but this person says that he needs the doors to open with automatic detectors. I don't know if it is absolutely necessary to put these mechanisms in place so that this person can access the garage and exit the car ramp. I don't know if this adaptation could be requested. I await a response and I thank you for your dedication to my problem.

Good afternoon Maria,
Normally the most restrictive regulations refer to the Autonomous Community, so we recommend that you find out what the regulations are in your community. In any case, there is a royal decree, “ROYAL DECREE 505/2007, of April 20, approving the basic conditions of accessibility and non-discrimination of people with disabilities”.
disability for access and use of urbanized public spaces and buildings.” where you can also find information. Another option is to consult the accessibility section of the CTE (Technical Building Code).
The Royal Decree we mentioned specifies that the doors of an elevator in public buildings or residential buildings must be automatic, although there are always exceptions taking into account space and other aspects.
We recommend that you contact your lift operator for advice on the different solutions (replacing doors with automatic doors, installing a door opener on the door if it is manual, etc.)
Greetings!
I live in a community with few neighbors and the one downstairs wants to propose removing the elevator.
I have a disability of more than 33% and I live on the second floor.
To what extent would it be legal if the neighbors agreed to remove the elevator?
Sludos!
Good morning,
Your query concerns a legal matter, so our advice is that you should seek the advice of a lawyer in this regard,
GMV Eurolift, as manufacturers, can only inform you about the regulations governing this type of installation.
You can check it out in some of the previous blog comments,
I thank you in advance for your kindness in always answering, which encourages me to make this enquiry.
In light of the adaptation of the community of neighbors, the elimination of architectural barriers, what would be the best recommendation or decision:
Some of the residents insist on installing a stair lift and others, given that the lift is more than 50 years old, recommend lowering the lift to ground level, since any day, if it breaks down, it may not be able to be repaired, given that it was installed more than 50 years ago.
The problem is that we have to change to a "reduced pit" elevator and therefore we have to replace it with a new one, but with this change, we also finish with only one work, the problems of architectural barriers and if we install the stair lift, it won't take long before we have to change the elevator, given its advanced age of more than 50 years, independently of the economic and pollution savings that would be achieved.
Can you give me your opinion and give us information about your products?
Thank you so much.
Thank you for your enquiry Bernardo. Our technical department will contact you as soon as possible to provide you with appropriate guidance regarding the situation you are describing to us.
