The two-story houses with four apartments will have an elevator

Valencia.- The new construction decree imposes new measures for the construction of housing. One of the main changes introduced by this regulation is the obligation for new residential buildings with a height of more than 4.5 metres from the street, which is generally equivalent to a ground floor and two floors, to have an elevator if it is to serve more than four homes.

Until now, the Generalitat of the Valencian Community required the installation of an elevator in buildings with a ground floor and four floors.

The Council also increases the minimum surface area that a living room in a home must have, from 14 to 16 square metres. In addition, the surface area of rooms that did not have a mandatory minimum is regulated, such as the dining room, which must measure eight square metres, the separate living room with nine metres, the kitchen 12 metres and the bathroom and toilet will have a minimum surface area of three and 1.5 square metres, respectively.

The decree requires for the first time that space be allocated to storing clothes and belongings. This will be proportional to the number of people for whom the home is designed and can be resolved by installing built-in wardrobes or reserving the necessary surface area for this purpose. Likewise, it is requested that the space intended for drying clothes not face the street. The third vice-president of the Consell, Juan Cotino, explained that this regulation will favour the construction of more functional and comfortable flats.

The decree applies to all homes for which a municipal building permit has been requested since April 7, 2010.
