Different types of rehabilitations

Housing rehabilitation:

Housing rehabilitation is the adaptation of the living conditions of the home. With them you can:
Achieve minimum conditions of useful surface, interior distribution, water, electricity, gas, ventilation, natural lighting and ventilation, thermal and acoustic insulation.
Works to save energy consumption or adapt to current regulations regarding water, gas, electricity, fire protection, sanitation or removal of architectural barriers.
Expansion of the living space , according to urban planning, up to 120 m2 of usable space.

Building rehabilitation:

Building rehabilitation is the structural and functional adaptation of buildings used for housing. What does it mean?
Structural adaptation : works that guarantee the safety of the building structure.
Functional adaptation : works that provide the building with sufficient access conditions, watertightness against rain and humidity, thermal insulation, general water, gas, electricity, telephone, sanitation networks, etc.

How many votes are needed to install an elevator in a building that does not have one?

The LPH (Condominium Property Law) states that the establishment of an elevator service, even if it involves the modification of the constitutive title or the statutes, requires the favorable vote of three-fifths of the total number of owners who, in turn, represent three-fifths of the participation quotas . The agreement validly adopted in accordance with this special majority is binding on all owners.

How can the necessary majorities be obtained when very few residents attend the meeting?

The Law establishes the obligation of every owner to notify the Secretary of an address for notifications, and if he does not do so, the notifications made to his premises or flat will be valid. The votes of the owners who do not attend will be considered in favour of the agreement if they do not express their opposition within thirty days of being notified of the adoption of said agreement. Therefore, it is very important to notify any address to which these notifications may be sent.

      The hydraulic lift can be three-phase at 400 V. For 450 kg payload (6 persons) and 0.62 m/s speed, with electronic valves, a power of approximately 8 KW is required. The three-phase line for this power can be 3 x 6 + 6 + 6 mm2 .

      The minimum distance in elevator spaces is contemplated in the European Standards EN 81, although its application will have to be considered depending on the type of installation.

  2. Hello, I live in a block of 24 apartments. A month ago we had a meeting to see if we could put in two lifts (there are two staircases, one on the right and one on the left). The vote was no due to money problems, widows' unemployment, etc. Now two owners of the 4th floor on the right want to put in one for private use only for the two of them, citing the owners to another meeting to say yes or no.
